Property development

One assignment, four workstreams.

These four workstreams all come from one and the same assignment, within the finance department of a major property developer, a group organised into numerous project companies.

Workstream 1 of 4 · Cash flow

Cash flow statement and cash flow forecast

Context

The group, organised into numerous project companies, needed a reliable, consolidated view of its cash.

What I built

  • Designed the group’s cash flow statement
  • Built the cash flow forecast, fed by accounting extracts
  • Built quarterly reporting that includes a debt reconciliation

Outcome

A consolidated view of cash and debt, updated at each close.

  • Structured Excel
  • Accounting extracts
  • Quarterly reporting

Workstream 2 of 4 · VAT

VAT reconciliation

Context

For each of its companies, the group needed to make sure that the revenue and VAT recorded in the accounts matched the returns filed.

What I built

  • Reconciled the revenue and VAT recorded in the accounts with the VAT returns, company by company
  • Analysed and documented the differences
  • Built a reconciliation file fed by accounting extracts, reusable for each period

Outcome

Differences identified and explained, and a reconciliation that can be repeated for each period.

  • Excel
  • Power Query
  • Accounting extracts

Workstream 3 of 4 · Tax

Interest deduction limitation (ATAD)

Context

As it is subject to corporate income tax (IS), the group must determine each year the deductible share of its net borrowing costs, under the cap set by the EU Anti-Tax Avoidance Directive (ATAD).

What I did

  • Checked the interest deduction limitation calculation
  • Challenged the calculation formula

Workstream 4 of 4 · Group structure

Streamlining of group structures

Context

Once the developments were completed, 10 to 15 of the group’s project companies no longer had a reason to exist. Decisions had to be made company by company, and the operations followed through to the end.

What I built

  • Analysed the situation of each company
  • Followed the dissolution and liquidation steps
  • Built a tracking table shared with the teams

Outcome

A simplified group structure and a clear view of progress at all times.

  • Tracking table
  • Company-by-company analysis
