What I take on

Cash, sales, financing: financial management for a property developer.

A development project is carried by a dedicated company, often an SCCV (société civile de construction-vente, a French build-to-sell property company). A group can have dozens of them, each with its own cash, sales and financing. The short term is managed week by week: the 13-week cash flow forecast calculator offers a simplified version, for a single company.

Consolidated and project-level cash flow

The cash of the group, and of each project company, reconciled with the accounts and projected through to the end of the projects.

  • Cash flow statement for each project company
  • Consolidated group forecast
  • Actuals tracked against the project budget

Off-plan sales (VEFA) and calls for funds

In an off-plan sale (VEFA), the buyer pays the price as construction progresses. The pace of sales and receipts shapes the development’s cash flow.

  • Tracking of reservations and deeds of sale
  • Calls for funds by construction stage
  • Expected receipts and late payments

Financing and guarantees

What each project draws from the banks and the partners, and when it is released.

  • Drawdowns and repayments of development loans
  • Guarantees, including the financial completion guarantee (GFA), until they expire or are released
  • Partners’ contributions and current accounts

Debt reconciliation

To manage financing, the accounts, the banks and the contracts must tell the same story. I reconcile outstanding balances, line by line. Your accounting teams decide on any corrections.

  • Outstanding balances in the accounts reconciled with bank statements
  • Repayment schedules rebuilt from the contracts
  • Variances documented and passed on to the accounting teams

Reporting to the executive committee

Reporting that management can read in a few minutes, fed by your exports, with no re-keying.

  • Indicators by project and consolidated
  • Power BI dashboards
  • Monthly or quarterly reporting with commentary

Streamlining of group structures

Once the developments are delivered and sold, the companies that carry them are meant to be closed. The right time still has to be chosen, given the guarantees owed to buyers and any disputes, and then they have to be closed properly.

  • Map of the companies and their position
  • Financial analysis company by company
  • Management of the dissolution and liquidation steps

What I bring

Reading a project’s accounts, and building the tool that tracks it.

Following a development project takes two skills. Understanding its figures: work in progress, margin recognition, flows between group companies. And building the tool that makes them readable. Usually, a finance person describes the need and a data specialist develops it. I do both, with no coordination needed between two people.

  • A chartered accountant’s readingAs an expert-comptable (French chartered accountant), I know where the figures come from and what they mean.
  • Tools I build myselfStructured Excel and Power BI, with the help of AI.
  • A single point of contactThe need and the tool come from the same person, with nothing lost in translation.

Experience

Property development, my field since 2025.

Since 2025, I have been working within the finance department of a major property developer. There, I am in charge of:

  • Group cash and forecasting
  • Reporting to management
  • Debt reconciliation between the accounts, the banks and the contracts
  • Dissolution and liquidation of 10 to 15 companies

How an assignment runs

How I fit into your finance team.

  1. Scoping

A first 30-minute call, then a written proposal: scope, deliverables, time on site and duration.

  2. Immersion

I get to know your projects, your project budgets and your tools. I identify the variances and what wastes time.

  3. Build

Cash flow, reporting, monitoring of financing: the tools are delivered in short stages and used straight away.

  4. Handover

Each tool is documented. Your teams know how to update it and develop it without me.

Frequently asked questions

Outsourced CFO for property development: your questions.

Are your assignments full-time or part-time?

Both. Full-time suits a heavy workload or a transition period, with a defined scope and deliverables. Part-time (time-share), a few days a week or a month, suits regular monitoring of cash and reporting. I work in Paris and the Île-de-France region, on site or remotely.

How long does an assignment last?

From 3 months to 3 years, depending on the scope. A short assignment is used to build a tool or deal with a specific issue, such as closing project companies. A long assignment supports your projects over time.

Do you work with our existing tools?

Yes. I start from exports from your ERP or accounting software, and I build in Excel or Power BI, depending on what your teams already use. I do not ask you to change software.

How is confidentiality ensured?

I commit to it in writing in the assignment proposal, and I can sign your group’s non-disclosure agreement if you have one. I never name a client without their consent: the case studies on this site are anonymised.

Who does the work: EZM CONSULTING or KOADVISE?

Financial management (cash, reporting, monitoring of financing, tools) and advisory assignments, for example on property VAT or the interest deduction limitation, are carried out by EZM CONSULTING. Bookkeeping, review and preparation of the accounts are handled by KOADVISE, a chartered accountancy firm registered with the Ordre des experts-comptables, under a separate engagement letter. In both cases, I am the one doing the work.

Do you handle the closing of project companies?

Yes. Through EZM CONSULTING, I analyse the financial position of each company (cash, remaining payables and receivables, current accounts to be settled) and I manage the dissolution and liquidation steps through to removal from the companies register, with a shared tracking schedule, working with your advisers on the legal documents. The liquidation accounts are prepared by your accounting department or by your chartered accountant, which can be KOADVISE under a separate engagement letter.

Do you also work with property investment companies?

Yes. Cash, financing and reporting by asset or by company raise similar questions. Rents replace sales; the management logic stays the same.

Does your finance team need support on your projects?

Tell me about your scope and your tools: you will receive a written proposal, with no commitment.
